Our speculative home interior design process is rooted in creating spaces that feel intentional, balanced, and timeless. Each design is crafted to be neutral and versatile, appealing to a wide range of potential buyers while maintaining a sense of warmth and sophistication.
For this particular project, the home sold before construction even began, giving us the opportunity to personalize the design for its future owners—a young professional couple and their two children, a boy and a girl.
We infused the home with custom character through semi-custom cabinetry, thoughtfully selected wallpaper, and distinctive tile patterns. Every design choice was made with careful attention to detail and a strong focus on maintaining the balance between quality, affordability, and aesthetics.
The result is a beautifully refined home that stands out in the speculative market—an elevated, welcoming space that perfectly reflects the lifestyle and personality of its new owners.

Classic Warm Modern Kitchen
A Seamless Blend of Styles
We seamlessly blended styles and finishes in this unique kitchen design. The combination of stained oak and warm white painted cabinetry, paired with a mix of matte black and brass accents, creates a look that’s both classic and modern. The contrast of textures and tones brings depth and warmth, while maintaining a light, inviting atmosphere. Every detail was thoughtfully considered to achieve a design that stands the test of time.
The result is a beautifully balanced kitchen that is highly functional and effortlessly elegant.
A Wall of Cabinetry & Tile
The niched window wall created the perfect opportunity for added cabinetry, counter-to-ceiling tile, and an extended work surface ideal for meal prep or buffet-style serving.
Moody Limewash
The deep blue lime wash walls create a rich, textured backdrop that pairs effortlessly with the smooth, honed soapstone countertop. Together, they bring a sense of understated elegance to this sophisticated wet bar just off the dining room.
Tranquil Primary Bathroom Vibes
Light, Airy, and Warm All Over
Theoak wood vanity paired with brass finishes brings warmth and a natural sense of grounding to this light and airy space. The moment the large-format soft blue tile was discovered, it was clear it would be the perfect choice — its gentle hue and flowing pattern beautifully mimic the look of water cascading down the wall.
The result is a serene balance, creating a tranquil primary bath that invites relaxation, calm, and restoration.
Pretty Bathroom Storage
The recessed shelf nook offers a perfect blend of function and beauty, providing a pretty, space-saving spot to store all the bathroom essentials while keeping the area clean and organized.
Pretty in Blue Girl’s Bathroom
Pickets and Scallops and Hexagons, Oh My
Playing with picket, scallop, and hexagon shapes was key to creating this simple yet beautiful design for a tween girl who loves blue. The geometric mix adds a playful rhythm, while the soft blue tones keep it calm and stylish.
The result is a balance between structure and whimsy that makes it perfect for a young, creative personality.
Earning it’s Stripes Boy’s Bathroom
A Fun Stripe Tile Detail
The stripe tile detail introduces a bold, dynamic energy to the space, creating visual interest and movement. Neutral tones in the accent tile and cabinetry balance this vibrancy, adding warmth that complements the cool gray tiles and stone countertop.
The result is a timeless foundation that will adapt beautifully as this young man’s style and needs evolve over time.
